About Us
Ground was broken in 2002 to begin the building of Vintage on the Bluffs, a community consisting of town homes and condos. The builder, Trophy Homes, named the streets with the idea of vintage wines in mind. Each street is named after a wine or winery.
Though the community does not actually produce wine or have a vineyard, it does offer a beautiful pool, multiple play grounds, basketball court, quaint walking paths, and lovely views of the mountains to the east and west that provide a relaxing environment to live.

HOA Meetings
The Board has set the 1st Thursday of every month for the Board meeting for 2024. Meetings will take place in the clubhouse at 7pm unless otherwise posted with a note on the clubhouse door and an update in the announcements tab. If you have items you would like to address, this is the perfect time to present them and we want to make sure you have that opportunity.
Snow Removal
Salt buckets under the condo stairs are available for residents owning condos to use, so if you notice a slippery patch or stair, please lay a little sprinkle of salt down.
When snowfall reaches 2 inches, snow removal crews work to clear the snow from the roads and sidewalks. We ask that you be patient as they have multiple places that are experiencing the same need of snow removal, and are working as hard as they can to get to our community. If you feel the desire to pick up a shovel and help a neighbor out by clearing a path while we wait for the snow removal crew to get here, that would be delightful. It is not a requirement, but it is a way to be a part of a solution.

Smoking
Smoking in any common or limited common area of the community is prohibited.
Utah State Law is very clear that smoking within a multi-family attached housing project is classified as a nuisance which may be stopped by injunction (see Utah Code, 78B-6-1101 and 78B-6-1105; http://le.utah.gov/~code/TITLE78B/78B06.htm). Those found in violation of this regulation will be fined as specified in the fine resolution which is posted under the community information tab of this website.

Stacked Units: Space Under Stairs
Do not store any items under the stairs of the stacked units. This is a fire and disabilities issue governed by laws, not just our CC&R's. The only item that can be there is the handicap access trash bin.
The trash bins under the stairs are for handicap use only! Please be considerate and take your own garbage to the dumpster if you are not set up for this service!

Homeowner's Responsibilities
- Maintain paint on doors and door frames.
- Dryer exhaust vents should be inspected and cleaned at least once a year to reduce the risks of fire and carbon monoxide poisoning.
- Plants that are planted by the owner with HOA board permission are the owners responsibility for maintenance and care, they are not the responsibility of the community.
Reward for Misuse of Community Property
A reward will be offered to any resident who is able to offer information that successfully leads to the prosecution of individuals who misuse community property, participate in vandalism in our community, theft, and other illegal activities. We would like our community to be safe, and for our residents to look out for one another. Please email support@evolutionhoa.com with information you have.
